IPOH, Oct 15 (Bernama) -- The Perak government has tasked the local branch of the Real Estate and Housing Developers' Association (REHDA) to conduct a detailed study to identify the causes behind 4,075 completed unsold housing units in the state as of June 30.
State Housing and Local Government Committee chairman Sandrea Ng Shy Ching said the decision was made during a recent Perak Housing and Property Board (LPHP) meeting to formulate effective intervention measures and resolution strategies.
She said findings from the study, to be conducted under the REHDA Institute, are crucial to help the state government and relevant technical departments tighten approvals for new housing project applications in oversupplied areas.
"Firstly, we want to look into the root causes (of unsold homes) so that future planning and approvals by the government and technical departments do not repeat the same issues, especially when focusing on specific areas.
"From there, we also hope to receive recommendations that can help us resolve the issue of unsold units because it represents a waste. While there are unsold units, there are members of the public who still do not own homes. So how do we bridge this matching gap?" she told reporters here today.
Ng said this after representing Perak Menteri Besar Datuk Seri Saarani Mohamad at the opening of the Perak Malaysia Property Expo (MAPEX) 2026 here today.
She noted that data to date show three districts recording the highest number of unsold units, namely Kinta, Hilir Perak, and Sitiawan, each registering over 1,000 units, comprising single-storey and double-storey terrace houses.
She did not rule out the possibility that the simultaneous launch of large-scale projects caused property transactions to take a longer time to complete, rather than a lack of demand.
Commenting on Budget 2027 initiatives, Ng said the Federal Government's proposal to grant stamp duty exemptions on property transfers could positively stimulate purchases and reduce the existing housing overhang.
"When the Federal Government proposed stamp duty exemptions in Budget 2027, we saw it as a move that provides greater incentives for parties involved in sales and purchase transactions, which could specifically address issues concerning units unsold after launch.
"Therefore, we hope this will provide another boost to clearing these unsold units," she said.
